Mortgage Rate Radar: February 2026

Expectations are high for a booming market in 2026. Mortgage rates are lower year-on-year and the choice of deals is growing. Paired with more relaxed criteria – especially for first time buyers – means there’s more choice and availability.

In the last few weeks, we’ve seen cuts in rates as lenders compete for business. But higher than expected inflation figures could mean a delay in any more reductions and over the last few days a few lenders have advised of slight increases to rates.

While mortgage rates might drop again later in the year, if interest rates continue to fall, big, sudden reductions in fixed mortgage rates look unlikely. This is because much of the predicted outlook for interest rates has been priced into the current fixed mortgage deals.

So, booking a fixed rate now may be the ideal time to do so.

  • 2-year fixed at 60% LTV – 3.55% with a lender’s arrangement fee of £999
  • 3-year fixed at 60% LTV – 3.60% with a lender’s arrangement fee of £999
  • 5-year fixed at 60% LTV – 3.75% with a lender’s arrangement fee of £999
  • Buy-to-let 2-year fixed rate at 60% LTV – 3.69% with a lender’s arrangement fee of £1,999
